New short-term registrations in the 1st to 3rd districts of central Athens are frozen to the end of 2027. A registration is deleted on sale, gift or inheritance.

They cannot be let short-term. We run them on long-term leases, compliant and documented.

How much does property management cost in Athens?
20% of rental revenue for stays under 12 months. For a long-term lease of a year or more: one month's rent to place the tenant, then 10% a month. Goods are bought at cost, against receipts in your name, and the estimate visit is free.
Do you manage Airbnb apartments in Athens?
Yes. We run the listing on Airbnb, Booking.com and our own booking site, set the price every day, screen guests, handle check-in, cleaning and maintenance, and keep the short-term registration current. You receive one statement and one transfer a month.
My apartment is in central Athens. Can I still rent it short-term?
If it already holds a short-term registration, yes, and it is worth protecting. New registrations in the 1st, 2nd and 3rd districts of the municipality of Athens are frozen to the end of 2027, and a registration is deleted when the property is sold, gifted or inherited. Without one, the answer is mid-term.
What is mid-term rental in Greece?

I live abroad. Can you run my Athens apartment without me?
Yes, most of our owners live outside Greece. We visit, measure and photograph the property, send a written estimate you approve by email or WhatsApp, set it up and run it. You see every booking and every cost, and you never need to fly in. Inherited an apartment in Athens?
Can you manage a golden-visa property?
Yes. Homes held under the golden-visa programme cannot be let short-term, so we run them on long-term leases: a vetted tenant, the contract, the rent collected and the property checked every four months.
