CapEx is the budget for goods and works. You hold a contingency of 10 to 15%. For idle properties, the set-up can be recovered from the first months of income. Multi-unit buildings, aparthotels and hotels are quoted on scope.

Who furnishes and manages an apartment end to end?
Cheez Hospitality. We design, furnish and renovate the property, onboard it on the booking platforms, then rent and run it short, mid or long term, in Athens and Beirut.
How much does it cost to set up a rental apartment?
It depends on the package and on what is already in place. After one free visit you get a budget band. Our fee is 20% of that budget (CapEx), goods are bought at cost, and onboarding is included.
How long does it take?
Rental Ready takes 1 to 2 weeks, Reposition 3 to 5 weeks and Full Conversion 6 to 10 weeks, once the budget is approved and funded.
Who pays for the goods?
You do, at cost, against receipts in your name. We take no margin on goods: our fee is the execution percentage.
Can I recover the set-up from rental income?
Yes. For idle properties we can structure the set-up to be recovered from the first months of rental income.
Do you work with my architect or designer?
Yes. Architects and interior designers deliver the design on many of our projects, and we coordinate the works.
Is the set-up different for short, mid or long-term rentals?
No. We furnish once to the higher standard, so you can switch between short, mid and long term without refurnishing.
What happens after the handover?
We operate it: short, mid or long term, whichever pays best, with one statement and one transfer a month.
