Which apartments does Cheez have for sale in Athens?
Four, all set up and run by Cheez: Urban Nest, a studio in Neos Kosmos (96,000); Ray the Second, a one-bedroom in the university quarter (185,000); Ofi the Fourth, a two-bedroom with a terrace in central Athens (270,000); and Ofi Continental, a three-bedroom on Syngrou Avenue (350,000).
What does net yield under management mean?
Rental income less the Cheez management fee and any running costs the owner pays, divided by the asking price. It is before income tax, ENFIA and building charges, and it is indicative, not guaranteed. Each brief shows the full calculation.
How are these apartments rented?
As furnished mid-term lets of 60 days to 12 months, to relocating professionals, researchers, medical staff and students. Mid-term lets sit outside the short-term regime and need no short-term registration.
What does it cost to buy, on top of the price?
Transfer tax of 3.09% and about 3% for the notary, land registry and lawyer. Every apartment is sold furnished and equipped, so there is nothing to spend on setup.
Can Cheez keep managing it after I buy?
Yes. Management continues under a standard agreement at 20% of rental income: letting, tenant screening, maintenance and a check every four months. One statement and one transfer a month.
Can I buy from abroad?
Yes. You need a Greek tax number and a lawyer. We arrange viewings in Athens or a live video walkthrough, and send the floor plan, title and compliance file on request.
